Oakland Mortgage Protection Insurance

Mortgage protection is life insurance shaped around a single figure: the balance left on your loan. We show the different ways to set it up, spell out the trade-offs of each, and help you pick a policy your family could truly rely on.

Coverage Built Around the Loan You Carry

A mortgage is usually the largest monthly bill a family has, and it does not pause if a borrower dies. Mortgage protection insurance is a life policy sized and timed to that debt, so your family can retire the balance or continue the monthly payments without being forced into a quick sale.

The building blocks matter more than the label. Some policies keep the same coverage for the full term, others shrink as the balance falls, and some cover two borrowers on one contract. Each choice changes the premium, the flexibility and what your beneficiary receives. Our job is to show you those options plainly and let the numbers make the case.

With Bay Area loan balances as large as they are, getting the structure right is worth a careful conversation. Mortgage protection often sits alongside term life insurance, and we will tell you when one policy can do both jobs.

What We Walk Through With You

Level term coverage
The coverage amount stays fixed for 15, 20 or 30 years. As your balance drops, the extra money goes to your beneficiary for other costs. It costs a bit more than a shrinking policy, but it ages better.
Decreasing term coverage
Coverage steps down roughly in line with an amortizing loan. Premiums are lower, but there is little left over once the mortgage is paid. We show you the year-by-year gap so you can judge it fairly.
Joint and two-policy setups
Two borrowers can share one policy that pays on the first death, or each hold their own. Separate policies cost more but leave the survivor still covered. We compare both side by side.
Riders worth a look
Waiver of premium, disability income and return-of-premium riders all raise the price. We spell out how each one works in practice, so you pay only for the ones that fit your situation.
Beneficiary setup
You name who receives the money, not the lender. We check that the names, shares and contingent beneficiaries match your intent before the policy is issued.

When Mortgage Protection Deserves a Closer Look

  • A new loan or a refinance

Closing or refinancing changes both the balance and the payoff date. A policy bought for the old loan may now be too small or end too early.

  • One paycheck covers the mortgage

When most of the payment comes from a single earner, the loan becomes fragile the moment that income stops. That is the clearest case for coverage.

  • Your only life coverage comes through work

Group policies often equal a year or two of salary and usually end when you leave the job. That rarely covers a large balance.

  • Mail from your lender is piling up

Those offers are often decreasing coverage with the lender as payee. It is worth comparing them against a policy where your family is the beneficiary.

  • You co-signed with a partner

Both names on the loan means both incomes are at stake. A joint or two-policy setup deserves a look.

The Steps to a Mortgage Protection Quote

  1. 1

    An opening call

We ask about your balance, how many years are left, whose names are on the loan and your overall health. A recent mortgage statement within reach helps.

  2. 2

    Structures compared together

Where they fit, we put together level, decreasing and joint options, showing premiums and coverage over the years in one view. You see the trade-offs before you are asked to apply.

  3. 3

    Applying and underwriting

After you decide, we help you complete the application. Some policies call for a brief paramedical exam, while others use health questions and records. We update you while the carrier reviews it.

  4. 4

    Reviewing the delivered policy

Once the policy arrives, we check the coverage amount, term, riders and beneficiaries with you. If something differs from what you picked, we take it up with the carrier.

What Shapes Your Premium

Mortgage protection is priced like other life coverage, with the loan setting the starting point. Two people with the same balance can pay very different amounts. We explain each factor so the quote makes sense to you.

Coverage amount and term
A larger balance and a longer term both raise the premium. Lining the term up with the years left on the loan means you are not buying protection that runs on long after the mortgage is gone.
Level or decreasing structure
Decreasing coverage costs less because the carrier's exposure shrinks each year. Level coverage costs more and leaves money for your family beyond the loan.
Age and health
Applying younger and in good health usually means lower rates. Conditions like high blood pressure or diabetes are common and do not automatically rule you out.
Tobacco and nicotine use
Smokers and nicotine users are rated differently, often by a wide margin. Carriers vary in how they treat occasional use.
Riders and joint coverage
Each rider adds to the premium, and joint policies are priced differently from two single policies. We show the cost of each add-on on its own line.

Common Mortgage Protection Questions

Something not covered here? (510) 930-3392

Is this the PMI that comes with my mortgage?

No. PMI covers the lender if you fall behind on payments, and it pays you nothing. Mortgage protection insurance is life coverage that pays your chosen beneficiary if a borrower dies.

Who gets the payout, the lender or my family?

On the policies we write, the beneficiary you pick receives it. They can pay the loan off, keep up the payments or put some of it toward other needs. Certain plans offered by lenders pay the lender instead, so check that before signing one.

Is level or decreasing coverage the better choice?

Decreasing coverage costs less and follows the loan balance closely. Level coverage costs more but leaves your family a larger cushion as the balance goes down. We lay out both across the whole term so you can pick the trade-off that suits you.

What if I refinance or sell the house?

The policy is separate from the loan, so it stays active as long as you pay the premiums. If a refinance raises your balance, we can look at more coverage. If you sell, you can keep it as general life insurance or drop it.

Will I have to take a medical exam?

It varies with the carrier, your age and the coverage amount. Many smaller policies are approved from a health questionnaire and a records review. Bigger amounts may call for a brief paramedical visit scheduled when it works for you. We tell you which path your application will follow before you start.
